Buying property does not give you residency
A Swiss purchase does not create a right to live in Switzerland. EU and EFTA citizens who are not working can obtain residence when they have sufficient means and comprehensive insurance. Third-country retirees may seek a cantonal permit only if they are age 55 or older, have special personal ties to Switzerland and sufficient means; approval is discretionary and quotas can matter.
Property eligibility is separate under Lex Koller. A nonresident foreign buyer generally needs authorisation for a holiday home and faces location, quota, floor-area and use restrictions. A main residence bought by a qualifying resident follows different rules and cannot be confused with a permit-by-investment scheme. See the Federal Office of Justice overview.

Who Switzerland suits
Switzerland is a strong fit for retirees with a credible permit route, high carrying-cost tolerance, strong insurance planning and a preference for infrastructure, order and capital preservation over easy yield.
Look elsewhere first if a purchase must create residence, unrestricted nonresident ownership is essential, short stays must carry the economics, or high taxes, service charges and renovation standards leave too little liquidity.
What changed in 2025–2026
In April 2026 the Federal Council opened consultation on tighter Lex Koller coverage. That is a proposal, not current law. It should prompt fresh legal confirmation, not be described as an enacted ban.
Uri's special Andermatt Reuss exemption is due to run only until the end of 2040; the canton says Lex Koller authorisation will then apply to future sales under the ordinary regime. Switzerland also approved future reform of owner-occupied housing taxation, but implementation timing and cantonal effects remain separate from today's closing model.
Financing and ownership costs
Foreign-buyer financing is conservative and depends on permit status, property type, income currency, age and pledged assets. Obtain written terms before reserving. Acquisition costs are cantonal: transfer tax or fee, land-register and notary charges, mortgage-note costs and advisory work vary materially.
During ownership, model cantonal and municipal property or wealth taxation, current imputed-rental treatment where applicable, communal charges, insurance, utilities and substantial mountain-building reserves. Nonresident holiday homes can face use and resale constraints that affect liquidity more than a headline tax rate.
Decision rule: compare total annual carrying cost and permitted use across the exact canton and municipality, not across Switzerland as a whole.
Retirement practicality beyond the purchase
Health insurance is compulsory. New residents generally must arrange Swiss basic cover within three months; premiums, deductibles and supplemental insurance are personal costs. Confirm hospital access and ambulance or air-rescue coverage for a mountain base.
Title and use require two separate checks. Review the land-register extract, easements, liens, co-ownership rules, building permits, renovation approvals, reserve fund, energy obligations, second-home classification, Lex Koller authorisation and any occupancy or resale restrictions.
Natural hazards are parcel-level. Use cantonal hazard maps for avalanche, rockfall, landslide and flooding. Andermatt adds snow and tunnel-pass access; Ticino adds steep slopes, heavy rain and summer heat; Valais and Vaud add altitude, wildfire, water and village-seasonality considerations.
Switzerland through five retirement lenses
Switzerland's premium is justified only when residence, purchase permission, healthcare and the building itself all remain workable. These lenses compare three very different Alpine propositions.
Secure both permit and purchase eligibility
Residence approval and Lex Koller permission answer different questions. Obtain the canton's written position on both, including the intended use, before comparing apartments or assuming one owner's eligibility transfers to another.
Treat access as part of the home
Andermatt is rail-served and increasingly year-round, but snow, pass and tunnel conditions still shape daily life. Lugano offers the deepest urban routine of the three. Valais and Vaud range from connected towns to highly seasonal villages.

Buy the building, not only the canton
Swiss documentation is strong, but older mountain stock can carry major roof, façade, lift, heating and energy work. Read co-ownership minutes, reserve plans and approved projects before valuing a pristine interior.

Price healthcare and tax by household
Compulsory insurance, deductibles, wealth and property taxation, current imputed income and future reform depend on the residents and canton. Build the annual budget before deciding that low leverage makes the home affordable.
Preserve permission and exit flexibility
Prefer a legal use category that matches the retirement plan, transparent authorisation, dependable year-round access and a buyer pool not reliant on one exemption. Andermatt's current exception deserves explicit resale analysis because its rules change after 2040.
